Management TeamPresident – Milton A. Washington, CPMFor over thirty years, Milton Washington has lead the planning, rehabilitation, construction and management of dozens of successful, affordable communities. He joined AHRCO in 1968 as the Administrative Vice President. In 1973, he was promoted to President and one year later led an investor group in acquiring AHRCO. In these roles, Mr. Washington has directed the administrative operations; property management, acquisition and maintenance programs; nonprofit sponsor development; FHA processing and legal procedures; and relationships with governmental and agency officials. These responsibilities have given Mr. Washington extensive experience with urban and troubled multi-family properties. In addition to AHRCO, Mr. Washington started and is President of Beacon Construction Company, Inc. Beacon provides construction services for a variety of municipal, institutional, commercial and industrial customers. Beacon’s roofing division specializes in various roof applications, from slate and tile to two-ply SBS system. From 1989 through 1999, Mr. Washington was Chairman of SSM Industries, one of the top ten sheet metal fabricators and installers in the United States. Through the innovative use of technology, SSM fabricates products from aluminum, black iron, brass, copper, tin, carbon, alloy and stainless steel, as well as plastics and fiberglass. Mr. Washington sold his interest in the company to employees in 1999. Mr. Washington serves on the boards of Highmark Blue Cross/Blue Shield, PNC Bank, Allegheny Conference on Community Development, Carnegie Museum of Art, Carnegie Mellon University, The Extra Mile Education Foundation, Minority Enterprise Corporation, YMCA and Pittsburgh Chamber of Commerce. Mr. Washington earned an M.B.A. from Temple University and a B.S. in Business Administration from LaSalle College. He received an honorary doctorate from Point Park College in 2002 for his long-term efforts to create housing and jobs in the Pittsburgh area. Vice President – John W. Ponds, CPMAs a Vice President at AHRCO, Mr. Ponds is responsible for the management of a diverse portfolio of HUD-assisted properties that include scattered-site rehab properties and senior housing developments. He also manages purchasing and subcontracting policies and plans. Prior to AHRCO, Mr. Ponds was Special Assistant to the Secretary of the U.S. Department of Housing and Urban Development in Washington, DC. Responsibilities included policy and program development in the areas of public housing, loan management, property disposition, and housing management training program. Mr. Ponds has played an active role in the Institute of Real Estate Management, National Office. He was the Federal Legislation Committee Chairman in 2000, Ethics and Discipline Chairman in 1999, Executive Committee Member in 1998, Minority Outreach Chairman in 1997 and Past President Western Pennsylvania Chapter # 7 - 1996-1998. He has also served on the Lemington Home for the Aged in Pittsburgh. He is a member of the Apartments Association of Metropolitan Pittsburgh, the National Association of Housing and Redevelopment Officials, the National Affordable Housing Management Association, the Auberle Foundation, the Pennsylvania Builders Association and the Realtors Association of Metropolitan Pittsburgh. Vice President – Cathy A. Bonaroti, CPMCathy Bonaroti, CPM, has more than 30 years of experience as a multi-family financing professional. As Vice President of AHRCO, Ms. Bonaroti has directed various affordable housing initiatives including affordable housing construction, rehabilitation financing and procurement for urban, suburban and troubled properties. Other experience includes real estate syndications, insurance procurement, and Mark to Market processing. Ms. Bonaroti’s professional affiliations include:
Ms. Bonaroti has earned degrees from the University of Pittsburgh and Allegheny Community College. Controller – William O’DonnellMr. O’Donnell has more than 16 years of experience in the affordable housing accounting industry. His ability to adapt to the ever-changing subsidized housing market, attention to detail and knowledge of HUD rules, regulations and reporting requirements has been an asset to the company. Mr. O’Donnell has been Controller of AHRCO since 1986. He is responsible for the accounting function of a real estate management company, including data processing, cost analysis, and cash management. He also oversees financial reporting, budgeting and cost control. He is also charged with tax credit reporting, payroll, taxes and inventory control. Mr. O’Donnell is also familiar with job construction cost accounting and all related construction financial reports. Mr. O’Donnell earned an M.B.A. from Robert Morris College in 1982. He received his B.S. from the University of Alabama in 1973. He is a past Member of the National Association of Accountants. |
